What Dutchess sellers paid to list in 2025.

The numbers

• 1,991 single-family homes sold in Dutchess County in 2025, at a median price of $494,925 (HGAR Dutchess County report, Q4 2025, OneKey MLS data).
• A 2026 Clever Real Estate survey puts the average New York listing-side fee at 2.41% (Clever, New York). Its New York sample is 25 agents, and Clever sells a 1.5% listing service, so treat the rate as a rough guide.
• 1,991 sales at the median price comes to about $985 million. At 2.41%, sellers paid about $23.7 million to listing agents. The median sits below the average sale price, so the true total is likely higher.

On the typical house

At the 2025 median of $494,925, a 2.41% listing fee is about $11,928. In the second quarter of 2026 the median single-family price reached $542,500 (HGAR, Q2 2026), where 2.41% is about $13,074.

If the rate were different

• At 2%: about $19.7 million for the year.
• At 2.5%: about $24.6 million.
• At 3%: about $29.6 million.

What the law says

New York does not set a commission. Every listing fee is negotiable and is fixed by the signed agreement for that sale.

Our fee, for comparison

Averbrook is a brokerage, and this is our own published fee: 1.45% to list, with a $2,950 minimum and a $7,450 cap, paid at closing. On the 2025 median house that is $7,176. On the second-quarter 2026 median it is $7,450, because the cap applies.

Sales count and median price come from the HGAR quarterly report for Dutchess County, which uses OneKey MLS data. The fee rate comes from the Clever survey above. The dollar figures are our arithmetic: sales times median price times rate. They cover the listing side only. Buyer-broker compensation, transfer taxes, attorney fees and other closing costs are separate.
