After MLS activation and a signed listing agreement, we review the property information and seller-provided photos, prepare the applicable forms, and enter the approved listing.

Listing updates
Once the listing is active, price changes, seller-provided photos, description edits and status updates are included during the agreed listing term.

Authorized online exposure
After MLS activation, distribution follows your written choices and the applicable MLS and portal rules. Display and timing vary by destination.

MLS-only: $399
You handle showings and negotiations. Photography, staging, lockboxes and full transaction coordination are not included. The listing agreement sets the listing term, responsibilities and required brokerage services.
Here, MLS-only describes the service package. It does not automatically restrict the listing to MLS members or opt you out of public website display.
Optional pricing analysis: $149
Add a written review of comparable properties and suggested pricing. This is a comparative market analysis, not an appraisal.
Prefer more support?
Our full-service seller engagement can include preparation, marketing, offer review and coordination through closing. Its scope and fee are agreed separately.
Any buyer-broker compensation you authorize and other closing costs are separate. Commission rates are negotiable. The $399 is the listing-service fee, not a promise of total selling costs.
