$4,950 flat for Averbrook residential buyer representation, including a $995 minimum engagement fee. The minimum is due when substantive representation begins and credits toward the total. The remaining $3,955, less payments toward that balance, is due at a covered closing. Search planning, tours, offer strategy, negotiation and closing coordination are included.

If you cancel after representation begins, the $995 minimum ordinarily remains payable even if you do not buy or use another agent, subject to the agreement and refunds required by law. No additional cancellation or administration fee is added.

Seller or listing-broker payments toward our fee reduce your balance dollar for dollar. If no one else pays toward it, your total brokerage cost is $4,950. Seller payment is not guaranteed. Other closing costs are separate.

This fee applies when Averbrook is your contracted buyer broker. If Averbrook arranges a transfer, the receiving brokerage must first agree to honor your existing fee, credits and service terms. An outside brokerage you independently engage has its own agreement.
