HUDSON VALLEY HOME BUYING
Buying a home in Sullivan County.
For a Sullivan County purchase, the parcel, year-round access and intended use deserve attention alongside the house itself. A second home, a primary residence and a property marketed for rentals may create different questions. Build the search around documented conditions and a realistic plan for ownership after closing.
Use the current parcel-information entry point
Sullivan County has announced a new public tax-parcel information portal. Begin with the county's current Real Property resources rather than a saved third-party map link. Match the tax identifier with the town, acreage and available assessment information. Save the date of your search so any later correction or updated record can be distinguished from the version used in your offer planning.

Ask how the property works throughout the year
Request information on road maintenance, heating, water supply, wastewater and any periods when the property has been unused. For lake, shared-road or association property, ask which rights and obligations transfer with the sale. Do not treat a photograph of a waterfront feature or a nearby amenity as proof of a legal access right. Give the relevant documents to your closing attorney.

Verify a rental or expansion plan before relying on it
If rental income or future construction is central to the purchase, identify the municipality and request its current written requirements for that parcel and use. Ask about existing approvals and any association restrictions. Put the cost of necessary investigation into the planning stage. A seller's income projection or an online advertisement does not confirm your ability to operate the same way.

Bring the open questions into your offer plan.
Use the documents to decide what still needs investigation, who will obtain it and which dates matter. Review the proposed price, financing, inspections and any requested seller payment of brokerage fees together. A lower fee does not remove the need for a clear agreement and property-specific review.
- Current parcel information and town

A question before your move.
Does a property being advertised as a rental mean I can continue renting it?
Do not assume that. Check the current municipal requirements, approvals, transfer conditions and any association restrictions for your proposed use before relying on rental income.
Compare the places you are considering.
