Use them to identify the exact property, then follow up with the offices and professionals responsible for the questions that matter to your plans. The objective is a clear record of the home, its costs and any intended changes.

Start with the county base map

Rockland's GIS resources include tax parcels, municipal boundaries and district information searchable by address or tax identifier. Locate the property and note the responsible town and any village. A parcel outline is useful for organizing questions, but it does not establish surveyed boundaries or grant a right to use a neighboring driveway, strip of land or access route.

Separate recorded documents from map layers

The County Clerk maintains land-record resources. Ask closing counsel which deeds, easements, maps and other recorded instruments should be reviewed for the proposed purchase. If a fence, driveway or addition does not appear to match the information supplied, identify the discrepancy before the offer becomes a contract. Do not resolve a boundary question from an online aerial image alone.

Investigate the feature you are paying for

For a finished lower level, additional apartment, pool or planned addition, request the related approvals and ask the building department about the proposed use. Use environmental and topographic map layers to flag questions for qualified review, not to declare a property buildable or hazard-free. Obtain the actual tax and insurance figures and keep any proposed renovation budget separate from the purchase price.

Bring the open questions into your offer plan.

Use the documents to decide what still needs investigation, who will obtain it and which dates matter. Review the proposed price, financing, inspections and any requested seller payment of brokerage fees together. A lower fee does not remove the need for a clear agreement and property-specific review.
