An Orange County home search should distinguish the property's postal address from its legal parcel and local jurisdiction. A village house, condominium and larger parcel require different follow-up questions. Start with the county's property resources, then organize the costs, access arrangements and permitted uses that affect your decision.

Record the parcel before comparing homes

Orange County provides parcel information and links to mapping resources, including property data and tax maps. Locate the address and retain its identifier, municipality and available property record. Check that the lot and improvements being marketed match the records supplied. Ask about any discrepancy in acreage, address or building description instead of assuming a listing has already resolved it.

Check access and services on larger parcels

If the property has a private drive, shared road, separate outbuilding, well or septic system, ask for the relevant records and maintenance arrangements. Give your attorney any access agreements; give qualified inspectors the available system information. Discuss how the home will be used through different seasons and what service or maintenance costs belong in the ownership budget.

Confirm improvements and future plans locally

Identify the building or zoning office responsible for this parcel before asking about an added unit, business use, pool or subdivision. A map and an asking price do not establish approval for a project. For a condominium, assemble association rules and charges as well. Separate verified facts from hoped-for changes when comparing homes and setting your offer conditions.
