What a row says

One row is one management company and the cooperative and condominium buildings that the city's registration files name it against. Every multiple dwelling in New York City with three or more units files an annual registration with the Department of Housing Preservation and Development, and that registration records a managing agent. Read across the whole city and joined to the Department of City Planning's record of which tax lots are cooperative or condominium, those registrations answer a question that is otherwise asked one building at a time.

The figures describe co-op and condo work only. A company that also manages rental buildings will be on file here for fewer buildings than it manages in total, and that is a property of the count rather than a gap in it.

Where the figures come from

Three files published by the City of New York on its open data portal. Each one carries the date the city last updated it, and all three were read on August 13, 2026.

Modifications made to the city's data, which the city asks anyone republishing it to state: the newest registration on file is used for each lot; spelling variants of one company name are merged; buildings whose registration names the building's own corporation as its agent are treated as self-managed and left out; and counts are summed by company. The city publishes these files without warranting their completeness or accuracy, and nothing here can be more accurate than what a company filed.

What is counted, and what is not

• Two buildings or more. A company on file for a single building cannot be told apart by name from a cooperative that files its own corporation as its own agent, so single-building entities are counted in the table below and not printed.
• The agent, not the building. A name led by a house number, or carrying condominium, cooperative, owners, tenants or association without any management word, is the building rather than the company that runs it.
• Companies, not individuals. A name that reads as an individual rather than a company is counted and not printed, whatever corporate form it is registered in.
• Self-managed buildings are excluded. Where the agent on file is the building's own corporation, there is no management company to name.
• One company, one row. The city's files hold several spellings of the same company. They are merged, and the count below says how many.

Cooperative and condominium

Of the 9,610 buildings covered here, 4,703 are cooperative and 4,907 are condominium, which is 49% and 51% by building. That is worth stating because the figure usually quoted for New York, that co-ops are about three quarters of the market, describes the Manhattan resale market rather than the registered building stock of the five boroughs. Counted as buildings across all five boroughs, the two are close to even, and a great many condominium lots are small houses while a cooperative is more often an elevator building.

Corrections and removal

Registration data goes stale. Agents change, a company merges, a filing is late, and a name is spelled four ways in the same file. If a row here is wrong, write to support@averbrook.com with the company name and what is wrong, and it will be checked against the city's own file and corrected.

A company that would rather not appear on this page is removed on request. No reason is needed, and the request is honored inside five business days.

It works the other way as well. The rules above are cautious on purpose and they hold back some real companies, most often where the filed name reads as an individual rather than as a business. A company in that position that writes in and says so is listed, at the same address.

When it is read again

The city updates these files continuously, so a figure here is a reading rather than a live number, and the date it was read is printed at the top of this page and on every row of the CSV. The files are read again and this page republished at least every 45 days, and the date changes when they are.

Using these figures

The three source files are published by the City of New York with no license attached to any of them, and this page is free to read, quote, cite and link to. If you republish figures from it, the city asks that the source, the version and any modifications be identified, which the sources section above sets out in full. Common questions

How do I find out who manages my building in New York City?

Every multiple dwelling of three or more units files an annual registration with the Department of Housing Preservation and Development, and that registration names the managing agent. HPD publishes the answer one building at a time through HPD Online. This page is the same records read the other way round, by company, so you can see the whole portfolio a company is on file for.

What does the buildings number count?

Buildings, not units and not doors. One row counts the tax lots that the Department of Finance classifies as cooperative or condominium, that hold three or more apartments, and whose newest registration on file names that company as the agent. Rental buildings, commercial lots and lots with no current registration are outside the count, so a company that also manages rentals will be on file here for fewer buildings than it manages in total.

Is this the same as units under management?

No, and the two are frequently confused. Rankings published elsewhere count apartments across all residential property. This counts co-op and condominium buildings, and prints the apartments in those buildings beside the count so both figures are visible.

A company I know is not on this page. Why?

Four reasons cover almost all of it. It is on file for one building only, and single-building entities are left out because a co-op that files its own corporation as its own agent cannot be told apart from a management company by name. Its filed name reads as an individual rather than a company, and those are not printed unless the company asks to be listed. It manages rentals rather than co-ops and condominiums. Or it manages outside the five boroughs, which these files do not cover. A company that should be here and is not can say so at support@averbrook.com.

My company's row is wrong. How do I get it corrected?

Write to support@averbrook.com with the company name and what is wrong. The figure is checked against the city's own file and the page is corrected. A company that would rather not appear at all is removed on request and no reason is needed.
