Trust and document handling
You would be handing a new vendor the budget, the insurance file and the delinquency ledger for communities you are accountable for. Here are the answers to the questions that raises, written down before you have to ask for them.
What happens to your documents
- Used for your package, and nothing else
- Association documents are used to produce the package you ordered for that association. They are not sold, not shared outside the people producing and reviewing your package, and not used to train models.
- Stored encrypted, with access limited to the order
- Documents are held encrypted at rest and in transit, and reached only by the people working on that community's orders.
- Deleted on written request, confirmed in writing
- Ask us to delete a community's file, or a single order's documents, and we delete them and confirm it back to you in writing. No form, no retention argument, no notice period.
- Kept between orders only because it saves you work
- We keep a community's file so the second order is a short refresh rather than a full re-onboarding. If you would rather it were not kept, say so and we will delete after each order instead.
- Never re-used for another client
- One community's documents never inform another company's package, and we do not build or sell any product out of what you send us.
A person reviews every package
Packages are produced by software we build and run, and that software includes AI systems. Every package is then reviewed by a person against the agency requirements before it is returned to you. Not a sample, not the difficult ones, every one.
That review is why the findings list exists. Where the documents do not support a clean answer, the package says so and tells you what would resolve it, rather than producing a confident figure that the records cannot back. An invented number is the failure mode that costs real money later, so the desk is built to refuse it.

Four commitments, in plain terms, with no conditions hidden underneath them.
24 to 48 hours
From a complete document set to the package in your hands. If the set is incomplete you will have the consolidated list of what is missing inside the same window, and the clock starts when the last item arrives.
Free corrections
If a lender comes back inside its review window, send us what it asked for and we correct the package at no charge. Corrections are part of the job, not a second order.
No rush fees, ever
There is no expedite tier to sell, because there is no slow lane whose existence would justify one. Every order runs at the same speed for the same price.
Your fee stays yours
We bill your company per package. Whatever the transaction pays you for the document is untouched, and we never bill an association, an owner, a title company or a lender.
We never contact anyone on your behalf
Averbrook does not contact the association, its board, its vendors, its insurance agent, or any lender. Not to chase a missing document, not to clarify an answer, not to introduce ourselves. Every question comes back to you and every answer goes out from you.
We are invisible to your clients unless you choose otherwise. Packages arrive in your branding, and we do not ask for a credit line, a logo, or a mention.
The lines we do not cross
- We are a production service, not a law firm. Averbrook is not a law firm, does not practice law, and does not provide legal advice or statutory interpretation. Where a question calls for legal judgment, the package flags it rather than answering it.
- The management company is the preparer and signer of record. Your manager reviews and signs every document. We prepare drafts for that review and nothing more.
- We never issue, transmit or certify anything. Nothing goes from Averbrook to a lender, a buyer, an owner or a public record. You deliver everything.
- We do not diagnose a building's eligibility. We produce accurate, sourced answers to the questions on the form. Whether a project is eligible is the lender's determination, made in the agencies' own systems.
- We do not guess. Where the association's records do not support an answer, the package gives the answer the records do support and flags the gap.
What we cannot show you yet
Averbrook is new. We have no client list, no case studies, no testimonials and no logo wall, and we are not going to imply otherwise or borrow anyone else's. Anything a vendor cannot show you at this stage, we would rather name than decorate around.
What we can offer instead is the work itself. The first package is free, on a community of your choosing, produced from your own documents so there is nothing to take on faith. Judge it the way you would judge a new employee's first file, and if it does not hold up, that is the end of it and you have lost an afternoon of attachments.
Something here you need in writing
If your company needs a specific handling term, a confidentiality agreement, or a different retention arrangement before you send anything, ask. It is a reasonable request and the answer will be in writing.
