The order lifecycle

How it works

Onboarding a community should cost you less effort than filling in the questionnaire yourself. That is the design rule everything below is built against, so every item we ask for is an attachment you already hold. Nothing on this page asks you to compose anything.

One-time community onboarding

The first order for a community sets up its file. You send six documents, once. Later orders for the same community do not ask for them again unless something has been reissued.

Per-order refresh

Every order after the first is four items, and three of them are one line each. Minutes, not hours.

What we do with it

Every arithmetic field is computed rather than transcribed, and the working is shown: numerator, denominator, threshold. Every narrative answer is drafted in the phrasing underwriting expects, disclosed then classified rather than left as a bare yes or no. Insurance is transcribed from the declarations page as the page states it, with each deductible carrying its peril, its basis and how it applies.

Every material answer carries the document it came from and the date of that document. Where the association's records do not support an answer, the package says so in the form the agencies accept, because an invented figure is the expensive kind of wrong.

Anything missing or internally inconsistent comes back to you as one consolidated list. We do not send four emails over two days asking for one thing at a time.

A human reviews every package

No package is returned on machine output alone. A person reviews the whole file against the agency requirements first, and that step is not optional or sampled.

Turnaround

24 to 48 hours from a complete document set to the package in your hands. If the set is incomplete, the clock starts when the last missing item arrives, and you will know what is missing within the same window.

There are no rush fees. There is no premium tier, no expedite button, and no slow lane whose existence would make one necessary.

So that if a lender, an owner or a court asks later where an answer came from, the package already says.
A findings list
Each item we could not answer cleanly from the documents, what the requirement is, and what would resolve it. This is the list your manager works from, and it is the same list a lender would otherwise send back a week later.

The documents the answers rest on, collected in one place rather than scattered across the original request thread.

The signing step

Your manager reviews the package and signs it. That is not a formality we would like you to perform: the management company is the preparer and signer of record on every document, and it is the only party that delivers anything to a lender. Averbrook produces the draft and never issues, transmits or certifies anything itself.

If the lender comes back inside its review window, send us what it asked for and the correction is free.
