Put the readiness check on your own site

The readiness check tests a condominium project against six of the thresholds a lender applies. It is free, it runs entirely in the visitor's browser, and you are welcome to put it on your own website. One line does it.

Who this is useful to

The check asks for the association's budgeted assessment income, its replacement reserve line, its delinquency count, its insurance coverage and its deductibles. That decides the audience: it is a tool for whoever holds those figures, which means board members and community managers.

So it earns its place on a site whose readers are boards and managers:

  • Community association law firms, on a client alert or resources page. Your board clients can settle six questions in two minutes with figures they already have.
  • Management companies, on a board resources or client portal page. It is a practical thing to hand a board during budget season.
  • Reserve study firms and association accountants, where the reserve funding test is the subject of the work you already do.

It is worth saying who it is not for. Real estate agents and title agencies feel this problem sharply, because a condominium file that stalls late costs them the closing. This particular tool will not help their visitors, because a buyer or an agent cannot answer a single one of the questions it asks. Those figures live with the association. Putting it on a consumer-facing page would be decoration.

Why a reader cares right now

The reserve funding floor is the test the check runs first, and it moves. An application dated before 2027-01-04 is measured against 10% of assessment income. From 2027-01-04 the figure is 15%. Budgets adopted this autumn are the budgets measured against the higher floor, which is what makes the arithmetic worth running while the budget can still be changed.

What it does with your visitor's data

Nothing, and that is a design decision rather than a policy statement. The arithmetic is written into the page itself and runs in the browser. There is no request that carries a figure anywhere, so there is nothing for us to store, sell or lose. Your visitor can put the association's real numbers in without thinking twice, which is the only way a tool like this gets used at all.

The frame is sandboxed. It can run its own script and open its two links, and it has no access to your page, your cookies or your storage. The single message it sends out is its own height, so it can fit your column.

One thing we would rather name than have you find in a network tab: the frame is delivered through our content delivery network, and it counts a view of the frame the same way it counts a view of any page on this site. That count sets no cookie, and it carries nothing your visitor typed. It is the only request the frame makes to anywhere, and if that ever changes this page changes with it.

What the check does not do

It runs six tests. A lender questionnaire asks about forty questions, and the other thirty four are answered from the association's governing documents, budget, aging schedule and insurance policy rather than from arithmetic. The check is informational: it is not legal advice, not statutory interpretation, and not a lender decision.
